As of 2024, ancillary dwellings (granny flats) in Perth up to 70m2 no longer require planning approval. While you’re still required to obtain a building permit and comply with the National Construction Code, this new reform makes it easier than ever to build a granny flat and increase the value of your home. According to CoreLogic/Archistart Granny Flat report, adding a granny flat can increase a home’s value by up to 30%.

Looking for quotes to renovate my kitchen so booked appointments with Venaso and a few other renovators. Venaso impressed me with their professionalism. No time wasting or pushy/pressure sales tactics they came in measured up took pictures and left within 20 minutes which impressed me. With those measurements we booked in an appointment to go through the other details, cabinet materials, style, design etc. After this a quote was produced. What are the size limits and requirements for building a granny flat in Perth?

Properties are required to have a minimum block size of 350m2 in order to have sufficient space for a granny flat. It can be attached to the home, or completely separate – it’s up to you. There is no size limit to home additions – you can build a granny flat without planning approval in Perth that is as small as 20m² or as large as 70m², depending on allowing space on the property. Granny flats with an internal floor size larger than 70m² will require council approval.

Will the granny flat be covered by warranty?

Yes. Vensao Selections offers a 10-year waterproofing guarantee, alongside a 10-year structural guarantee and a 2-year minor defect guarantee as part of our commitment to building and designing high-quality granny flats.

How long will it take to build a granny flat?

The construction process for a granny flat can take between 6-10 weeks – this includes laying the foundation, building the structure, painting, plumbing and electrical work, and installing fixtures and fittings.

As of April 2024, building a granny flat in Western Australia no longer requires planning permission from the local council. However, building approval is still required to ensure a safe and compliant outcome. Our team works to expedite this process, but the time required for building approval will still be dependent on the local council’s processes.

Can the granny flat be used for rentals?

Yes. Once built, you can rent out the granny flat to generate an extra source of income, while offering the benefit of a separate living space for your tenants. Building a granny flat is one of the easiest and financially accessible ways to invest in property.
